The Client's Problem

We received a WhatsApp message from a homeowner in TTDI who had been putting up with noisy ceiling fans for months. Their double-storey terrace house—a typical 1980s-era TTDI property with high ceilings on the ground floor—had four ceiling fans that were all giving problems of varying severity.

The master bedroom fan was the worst offender: a loud, persistent humming that made it difficult to sleep. The living room fan had developed a rhythmic clicking sound that was driving the family mad during TV time. The two remaining fans in the children's bedrooms were wobbling noticeably and running slower than they used to.

The homeowner had tried tightening screws and cleaning the blades himself, but the noise kept coming back. He wanted a proper diagnosis and fix rather than another temporary patch.

Our Assessment

Our electrician arrived at the TTDI terrace house on a Saturday morning and conducted a thorough inspection of all four fans. Here's what we found:

  • Master bedroom fan: The capacitor had degraded significantly—it was visibly swollen and leaking. The old rotary wall regulator was also contributing to the humming at mid-speed settings.
  • Living room fan: Two blade bracket screws had worked completely loose, and one blade was slightly warped from years of humidity exposure. The mounting bracket was also not properly secured to the ceiling joist.
  • Children's bedroom fan 1: Worn bearings causing the wobble, plus a capacitor nearing end of life (fan struggled to start on low speed).
  • Children's bedroom fan 2: Heavy dust buildup on blades causing imbalance, and the canopy housing had a loose retaining nut.

After discussing our findings with the homeowner, we recommended a combination of repairs and component replacements rather than replacing all four fans entirely. Three of the fans were decent quality units that still had years of life left with proper servicing. Only the master bedroom fan's motor showed signs of significant wear, so we recommended a full replacement for that one.

The Repair Work

Master Bedroom: Full Fan Replacement

We removed the old fan and its faulty rotary regulator. In its place, we installed a new 56-inch 5-blade ceiling fan with a DC motor—much quieter and more energy-efficient than the old AC motor unit. We also fitted a proper electronic speed controller with remote control, eliminating the old wall-mounted regulator entirely. The homeowner chose a matte white finish to match the bedroom's modern décor.

Living Room: Repair and Rebalance

We replaced the two missing screws with stainless steel alternatives (less prone to loosening from vibration), swapped out the warped blade with a matching replacement, and properly secured the mounting bracket to the ceiling joist using heavy-duty lag bolts. The fan was then rebalanced using a blade balancing kit to ensure perfectly smooth operation.

Children's Bedrooms: Service and Component Replacement

Both fans received a thorough cleaning, bearing lubrication, and new capacitors. The fan with worn bearings had its bearing assembly replaced—a delicate job that requires disassembling the motor housing. All screws were tightened with thread-locking compound to prevent them from loosening again.

Client Testimonial

"I should have called Prime Electrician months ago instead of trying to fix the fans myself. The difference is night and day—literally, because I can finally sleep without that humming sound! The new bedroom fan with the remote control is a game changer. And I appreciate that they didn't try to upsell me on replacing all four fans when three of them just needed proper servicing. Honest and professional."

⚡ Why Older TTDI Homes Need Fan Maintenance

TTDI's terrace houses, mostly built in the 1970s and 1980s, often have original wiring and mounting points that weren't designed for modern ceiling fans. The higher ceilings on ground floors also mean fans work harder to circulate air effectively. Regular servicing every 12 to 18 months can prevent most noise and performance issues before they become serious problems.

This project is a good example of why professional diagnosis matters. The homeowner assumed all four fans needed replacing, which would have cost significantly more. By properly identifying each fan's specific issue, we saved him money while delivering better results. Similar work we've done includes ceiling fan installations in Bangsar and a ceiling fan project in Setia Alam, where we also dealt with older properties needing a mix of repairs and replacements.
