Water Heater Servicing and Element Replacement in Banting

Technician servicing a water heater and replacing the heating element in a Banting home

Project Overview

  • Property Type: Single-Storey Terrace House
  • Location: Banting, Selangor
  • Project Duration: Half Day
  • Work Completed: Full Service + Element Replacement
  • Warranty: 12 Months Parts & Labour

The Client's Problem

A homeowner in Banting contacted us after noticing that their 30-litre storage water heater was taking much longer than usual to heat water. What used to be a 15-minute wait for hot water had stretched to nearly 40 minutes, and the water was barely warm even at the highest thermostat setting. The unit was about 4 years old and had never been serviced since installation.

The homeowner also mentioned that their TNB electricity bill had crept up by about RM30 to RM40 per month over the past year, which they suspected was related to the water heater working overtime to compensate for its declining performance.

Assessment and Diagnosis

Our technician arrived at the Banting home and began with a thorough inspection of the storage water heater. The initial findings were telling:

  • Exterior inspection: Minor rust spots around the inlet and outlet connections, but no visible leaks
  • Electrical testing: The heating element showed abnormally high resistance, indicating heavy mineral buildup acting as insulation
  • Thermostat check: The thermostat was functioning correctly and set to 65°C
  • Tank drain: When we drained the tank, a significant amount of brownish sediment flushed out—a clear sign of years of mineral accumulation

Upon removing the heating element, the cause of the problem was immediately obvious. The element was coated in a thick layer of limescale—nearly 5mm in places. This mineral crust was acting like insulation around the element, preventing efficient heat transfer to the water. The element was so far gone that cleaning alone wouldn't restore proper performance; a full replacement was necessary.

Work Completed

1. Tank Flush and Clean

We completely drained the storage tank and flushed it multiple times to remove all accumulated sediment and mineral deposits from the bottom. This alone restored approximately 3 litres of usable tank capacity that had been taken up by sludge.

2. Heating Element Replacement

The old element was replaced with a new copper sheathed element rated at 1500W—matching the original specification. The new element's clean surface ensures maximum heat transfer efficiency, meaning faster heating times and lower electricity consumption.

3. Anode Rod Inspection

We inspected the sacrificial magnesium anode rod and found it approximately 60% depleted. While it still had some life left, we recommended replacement within the next 12 months to continue protecting the tank interior from corrosion. The homeowner opted to replace it during this visit for peace of mind.

4. Electrical Safety Check

All electrical connections were inspected, tightened, and tested. The ELCB was verified to be functioning correctly. We also checked the wiring insulation for any signs of heat damage or degradation—all clear.

5. Pressure Relief Valve Test

The temperature and pressure relief valve was manually tested to ensure it opens properly at the rated pressure. This critical safety component prevents dangerous pressure buildup inside the tank.

⚡ Why Banting's Water Matters

Banting's water supply, like many areas in southern Selangor, has moderate mineral content. This means storage water heaters in the area are particularly prone to limescale buildup if not serviced regularly. We recommend annual servicing for all storage heater owners in Banting and surrounding areas.

Results

Before

40+ minutes to heat water. Lukewarm output even at max setting. Heavy limescale on element. Sediment-filled tank reducing capacity.

After

Full hot water in under 15 minutes. Consistent 65°C output. New efficient heating element. Clean tank with full 30L capacity restored.

✅ Project Results

  • Heating Time: Reduced from 40+ minutes to 15 minutes
  • Water Temperature: Restored to proper 65°C output
  • Tank Capacity: Full 30L restored (was ~27L due to sediment)
  • Estimated Monthly Savings: RM25-35 on TNB electricity bill
  • New Parts: 1500W copper heating element + magnesium anode rod
  • Warranty: 12 months on all parts and labour

Client Testimonial

"I didn't realise how bad the element had become until the technician showed me the old one. It was completely covered in white mineral deposits—no wonder the water wasn't heating properly! The difference after servicing is like having a brand new heater. Hot water comes fast and the temperature is consistent now. I should have done this much sooner. Will definitely book annual servicing from now on."

— En. Hafiz, Homeowner, Banting

This project is a clear example of how regular maintenance prevents costly problems. A simple annual service could have caught the limescale buildup early, avoiding the need for a full element replacement. For homeowners in Banting and across Selangor, we always recommend scheduling water heater servicing at least once a year—it saves money, extends the life of your unit, and ensures safe, reliable hot water every day.
