The Client's Situation
The homeowner had recently inherited a charming 1970s bungalow in Petaling Jaya's Section 5—one of the area's most established residential neighbourhoods. While the house had solid bones and plenty of character, the electrical system was entirely original. Over 50 years of service had taken its toll: the rubber-insulated wiring was crumbling, the old porcelain fuse box was a relic from another era, and several power points had stopped working altogether.
The homeowner planned to renovate and move in with their family, but their contractor flagged the electrical system as a serious safety concern. After a thorough inspection, we confirmed what we suspected—the entire home needed a complete rewire before any renovation work could proceed safely.
What We Found
Our initial inspection uncovered several critical issues typical of vintage Malaysian homes:
- Rubber-insulated wiring: The original 1970s wiring had severely deteriorated insulation that crumbled when touched, leaving bare copper exposed
- No earth protection: The entire house lacked an earth conductor—a serious shock hazard by modern standards
- Porcelain fuse box: The original rewireable fuse board had no MCB or RCCB protection whatsoever
- Undersized cables: The existing 1.0mm² wiring was woefully inadequate for modern electrical loads
- Rat damage: Extensive rodent gnawing on cables in the ceiling space had created multiple potential short-circuit points
- Only 6 circuits: The entire bungalow ran on just 6 circuits, far below the 15+ circuits a modern home of this size requires

Properties built before the 1980s in Malaysia almost certainly have wiring that has exceeded its safe service life. If you've inherited or purchased a vintage property, always arrange a professional electrical inspection before occupying or renovating.
Our Approach
Given the home's age and the scope of renovation planned, we recommended a full strip-and-rewire approach. This involved removing all existing wiring and starting fresh with a modern electrical system designed for today's demands.
Phase 1: Removal and Preparation (Days 1–2)
We disconnected and safely removed all existing wiring, the old fuse box, and damaged conduit. Working closely with the renovation contractor, we coordinated wall chasing for new concealed conduit runs while walls were already being opened for other renovation work—saving the homeowner significant cost.
Phase 2: New Wiring Installation (Days 3–5)
We installed a completely new wiring system using 2.5mm² PVC-insulated copper cables for power circuits and 1.5mm² for lighting. All wiring was run through heavy-duty PVC conduit for protection. The new layout included 18 dedicated circuits covering every room, with separate circuits for high-power appliances like the kitchen, water heater, and air-conditioning units.
Phase 3: DB Board and Final Connections (Days 6–7)
We installed a new 18-way consumer unit (DB box) with individual MCBs for each circuit and dual RCCB protection for added safety. All power points were upgraded to modern 13A switched sockets with earth pins, and we added USB charging outlets in the bedrooms and study. The final day was dedicated to thorough testing, including insulation resistance tests on every circuit and earth continuity verification.
Results
Before
50-year-old rubber wiring, no earth protection, porcelain fuse box, 6 circuits, multiple dead outlets, serious fire risk.
After
Brand new PVC copper wiring, full earth protection, modern 18-way DB with MCB/RCCB, dedicated circuits for every room and appliance.
